Job Description
The Real Estate Analyst will assist the AVP Development & Redevelopment in managing the pursuit of potential grocery development projects and redevelopment opportunities. Responsibilities will include a variety of special projects and tasks with an emphasis on real estate transactions, finance, research, managing presentations and creating an information database to track and manage all grocery development opportunities nationwide. This position requires significant proactive action with high energy and enthusiasm towards achieving the team goals. The right candidate will have real estate finance acumen, strong technical skills in MS Applications such as Excel, and desire to learn and grow in the retail real estate industry. The role will be based out of the Cincinnati, OH corporate headquarters and is an in-office position.
Essential Duties and Responsibilities: - Coordinate and complete transaction & finance related analysis of the development site including pursuit models, research, and collaboration between departments.
- Coordinate the creation of merchandising plans and direct messaging between all departments for any new ground up grocery development and other requirements to meet identified financial goals for each development site.
- Manage and coordinate the research for all potential development sites for external marketing, anchor solicitation, and internal presentations.
- Prepare development presentation decks for both internal and external presentations including presentations to senior management
- Assist in the management of communication between construction, AVPAD, the Due Diligence team, and Finance Team from conception through grocery store opening.
- Manage and collect all research related information on the site and cross collaborate internally with PECO departments in assembling this information for analysis and presentation purposes.
- Assist in active qualification of potential sites including research on ownership, market analysis, and physical attributes and challenges of the site.
- Assist in managing all contracts and multi-departmental communication involved in the development process.
- Assist AVP of Design, Development and Construction with budgeting, processing of invoices, and completing various analyses and research to determine development feasibility of prospective sites.
- Work closely to assist the team in the development strategy of grocery relationships with grocers expanding in key markets including presentations to the grocer contacts and internal parties.
- Assist in tracking pipeline and due diligence costs for internal reporting purposes.
- Work with leasing, national accounts, and third-party brokers to understand market rent and market land comparisons for potential outparcel development opportunities.
Education / Experience Requirements: - Bachelor's Degree required with a strong preference to Real Estate majors. Open to Spring '25 graduates.
- Commercial transaction experience in retail and/or development preferred. Experience can be gained through internship.
- Ability to understand development proformas and other financial reports to spot anomalies that require further investigation.
- Strong technical skills including advanced Excel capabilities required. Advanced ability to create presentations in PowerPoint, Canva and/or other presentation mediums is strongly preferred.
- Demonstrated ability to multi-task and manage multiple priorities, while managing aggressive deadlines.
- Initiating and responding to change; demonstrated ability to identify, develop, and implement process/system improvements.
- High sense of urgency and ability to work independently with a focus towards achieving team milestones and delivering financial returns.
- Proactive action, high energy, commitment, and enthusiasm toward achieving team goals and working closely with all internal departments.
- Well-developed communication skills.
